3. Can I store my boat, trailer, or RV on my property?

No. Utility vehicles, trailers, boats, RVs, and similar vehicles must be stored in an enclosed garage and kept out of street view. No motor homes are allowed within the subdivision at any time.

4. Are there any restrictions on animals?

Yes, only two mature household pets are allowed per residence. Spartanburg County’s leash law requires all animals to be on a leash or under control at all times when off the owner’s property. Violations may result in fines.

5. Can I build a fence on my property?

Yes, but fences must be approved by the Architectural Committee. Approved materials include black chain link, black or white vinyl, wood, brick, and stone. Fencing must be properly maintained and adhere to the community’s aesthetic standards.

6. What should I do before making any exterior improvements or changes to my property?

You must submit your building plans, materials, and landscaping designs to the Architectural Committee for approval before starting any exterior improvements or modifications. This ensures conformity and harmony with the existing residences in the community.

7. Are there rules about landscaping?

Yes, yards must be professionally landscaped, including sodding or grassing the front and side yards, planting shrubs, and using underground irrigation. Lot owners must also ensure that their lots remain clean, neat, and aesthetically pleasing.

8. Is street parking allowed?

Street parking is generally not permitted for lot owners and is intended for guests only. No buses, trucks, or trailers, except for pickups, are allowed to park on the streets or lots, except during loading and unloading.

9. What are the HOA dues, and how are they used?

HOA dues are used for the maintenance of common areas, streetlights, and upkeep of subdivision improvements. Dues may be adjusted annually by the HOA Board of Directors, and special assessments can be levied for significant repairs or improvements.

10. What happens if I violate the HOA rules?

Violations of the CC&Rs may result in fines of up to $200 per month. If violations are not corrected, the HOA has the authority to place a lien on the property or take legal action to enforce compliance.

11. Are yard sales allowed?
